Winchester’s Kroger may be facing a significant upgrade and expansion in the future.

The Winchester-Clark County Board of Adjustments recently approved a variance for the project, allowing Kroger to have 53 fewer parking spaces than required by ordinance.

According to the board’s staff report, the Winchester Kroger will expand to a Marketplace store, adding “an expanded selection of groceries and specialty departments…” Kroger will also add its ClickList online ordering service, the report said.

The Kroger website says Marketplace stores will offer home decor items, kitchen appliances, home office supplies and toys. The website shows 13 Marketplace stores in Kentucky, including Lexington and Richmond.

Kroger spokesman Tim McGurk said in an email there was nothing Kroger could share at this “early point.”

The report says Kroger will expand into adjacent spaces currently occupied by other tenants to add more than 37,000 square feet of space for a total of approximately 123,000 square feet. Kroger also plans to add 34 new parking spaces, which would leave it 53 spaces short of what the zoning ordinance requires.

Both Kroger and Winchester Investments LLC filed for the variance with the Board of Adjustments, according to the application.

A parking study in the shopping center conducted on the Monday and Wednesday prior to Thanksgiving found at least 340 other available parking spaces throughout the shopping center’s parking lot. According to the study, there is a “substantial surplus” of available parking to make up for the proposed variance.

The variance was approved unanimously by the board. The board’s documents did not list any dates for construction or completion.
